- Is your middle
credit score 600 or over?
- Does your credit history show at
least one trade line that was open for 24 months and
two others that were open for six
months?
- If you have had
any collections and/or charge-offs in the last 24
months, do they total less than $5000?

answered "yes" to all three questions then read

We
don't care if you have any currently open accounts on
your credit report as long as you meet the minimum
credit history requirement per #2 above.
All
collections and charge-offs that are over 24 months old
will be ignored regardless of amount. Collections and
charge-offs that have occurred in the last 24 months
totaling less than $5000 will be ignored. Anything over
$5000 will need to be paid.
This
is a full documentation loan. You must qualify on the
basis of your income. We allow you to use up to 50% of
your gross monthly income for your housing payment and
all of your monthly debt service per your credit report.
Single Family
Homes, Town Homes, and Low Rise Condos (4 floors and
less) are acceptable property types.
